A public meeting is set for 7 p.m. on Tuesday, July 27, at the Boyne City city commission meeting to receive comments on the Wolverine Dilworth Hotel.  A draft feasibility study report and a market feasibility report have been completed and are available at City Hall. The study was commissioned by the Main Street Program to determine the potential for renovation of the historic hotel and its future operation.  The Wolverine Dilworth Hotel was originally built in 1912 and renovated in 1993. It has been closed since 2008, and the city is working with Landmark Development LLC, a company that specializes in historic building projects, to obtain grants for renovation. The company principals include two area businessmen, Tom Johnson and Dave White. A third principal is Rick Yarling whose family has owned a summer home in the area for 35 years.  In the draft report the firm of Quinn Evans Architects stated that among the improvements needed are the roof, the porch stairs, exterior brick walls in areas where moisture has caused some of the bricks to deteriorate, and some of the window sills where cracking has occurred.  The historic standards to receive tax credits on a project strongly prefer that windows be retained rather than replaced. The report states that the windows of the hotel can be repaired and none will need replacement.  The landscaping is minimal and the majority of the property is a grass lawn. The architects recommend a landscape redesign.  Parking for the hotel is located on the south half of the property and has a 27-vehicle capacity.  Interior work includes new carpeting, drywall, painting, plumbing, and electrical improvements.  Landmark Development hopes to open the Wolverine Dilworth Hotel as a 29-unit property with two restaurants and meeting space.   The market feasibility draft report completed by Hotel & Leisure Advisors indicates that the renovated hotel would produce a positive return. The company recommends that a property tax abatement be sought to reduce the real estate tax burden. The preliminary development budget shows the hotel construction to cost $1.5 million.
